Cannery Village News

Located on Flower Street at Cannery Way in Berlin, Md, Cannery Village currently has five, 4 bedroom, 2 bathroom single family homes available at $950 per month. Cannery Village is 88.64-percent leased with 39 units. Cannery Village floor plan options include four bedroom, two bathroom single-family home and two-bedroom, one bathroom duplexes with sizes ranging from roughly 890 square feet to 1547 square feet. Rent includes water, sewer and trash. The units will be built with Energy Star construction and will have Green energy saving and water conserving features, individual driveways and yards, and front porches and patios.

Cannery Village consists of 44 affordable workforce rental homes. Persons who earn up to 60% of the areas medium income, or up to $55,000 are eligible to live in the community. Cannery Village will have a community center, a leasing office for the complex, a library, business center, fitness center, resident community room with kitchen and space for training, classes, and events.

In partnership with the developer, Osprey Property Company, Habitat for Humanity of Worcester County's office will be in the community center, where financial literacy classes, budgeting, and homeownership training for residents and volunteer training for the community at large will take place.

Cannery Village will transition to a homeowner-occupied development in the future,” explained Andrea Bowland, executive director of Habitat for Humanity of Worcester County. “Our goal is make homeownership affordable for as many hardworking families as possible. Osprey Property Company serves the same population Habitat does, but with affordable rentals. Through this partnership we will be able to work as a team to better assist local families with their housing needs.”

Habitat for Humanity of Worcester County has been a local affiliate of Habitat for Humanity International since 1995. In those 20 years, Habitat Worcester has partnered with 20 families to provide permanent homeownership opportunities. Habitat homes are built in part with volunteer efforts and donated materials, lowering the overall construction costs, making the homes more affordable. Partner families who become homeowners then pay the cost to build back at zero percent interest mortgage loans. Habitat affiliates do not make a profit off of the homes they build.
